How to track OTA hotel pricing

Updated 5 min readBy Charlie Jackson

Why OTA pricing matters

Online travel agents (OTAs) such as Booking.com, Expedia, Hotels.com and Agoda sell your rooms alongside you. On Google, your rate and theirs sit side by side on the same page, and guests click the cheapest-looking one.

When an OTA shows a lower price than your own website, three things happen:

  • You pay commission on a booking you could have taken direct, typically 15–25% of the room revenue.
  • You lose the guest relationship: the OTA owns the email address, the upsell and the loyalty.
  • You train guests to book elsewhere, because the next time they search, they'll expect the OTA to be cheaper.

Tracking OTA pricing is how you find out when this is happening, how often, and with which sites.

Where guests see OTA prices

Most guests now compare rates without visiting a single website, because Google does it for them:

  • The hotel pack: the map and three hotels on Google's main results page, each with a price.
  • Google Hotels: the full list behind "More hotels", with a rate and any deal flag for every hotel.
  • Your hotel's Google page: opened by clicking your hotel, it lists every site selling your rooms for the dates searched, with a rate from each. Your own website appears here as the "official site" when you're connected through free booking links or Hotel Ads.

Your Google page is the most useful single place to check, because it shows every seller for the same room and dates at once.

How to check OTA pricing by hand

  1. Pick fixed dates. Choose a small set of check-in dates and lengths of stay that matter to you: next Friday for one night, a weekday two weeks out, a peak weekend. Use the same set every time so weeks can be compared.
  2. Search your hotel on Google and open its Google page for each date.
  3. Record every rate: the seller, the price, whether it includes taxes, and the order the sites appear in. Note whether your official site is listed at all.
  4. Compare with your direct rate. Work out the gap between your price and the cheapest OTA, in pounds and as a percentage.
  5. Repeat weekly, in a private browsing window so personalisation doesn't skew the prices.

This works for one hotel and a few dates. It quickly breaks down when you want to cover competitors, more dates or every week of the year.

How to track OTA pricing at scale

To track pricing consistently you need the same checks run automatically, for the same dates, every week:

  • Rate shoppers check OTA and brand websites directly for the dates you choose. They're built for revenue managers setting prices day to day.
  • Google search tracking, which is what Hotelier Visibility does, records what Google actually shows guests: who ranks, at what price, which OTAs are listed on each hotel's page, which one is cheapest and who is paying for the top slots.

The second matters because Google is where the comparison happens. A rate shopper can tell you an OTA's price; Google tracking tells you whether guests saw it above yours.

What to measure

Whichever way you track it, these are the figures worth watching:

  • Undercut rate: how often an OTA is cheaper than your direct rate, and by how much.
  • Cheapest seller: which site is cheapest most often across your dates.
  • Official site position: where your own website appears in the list on your Google page, and whether it appears at all.
  • Paid placements: which OTAs are paying to be at the top of your page, whatever they charge.
  • Deal flags: when Google marks your rate, or a competitor's, as "less than usual".
  • Your position against the market: your rate against the spread of rates in your city for the same night.

What to do when OTAs undercut you

Finding the gap is the start. The usual causes, and what to do about them:

  • Opaque or member rates leaking: OTAs may sell a discounted rate from a package, a mobile-only deal or a wholesaler. Check your rate loading and wholesale contracts, and ask the OTA where the rate came from.
  • OTA-funded discounts: some OTAs discount from their own commission. Your contract may or may not allow it; raise it with your account manager.
  • Your official site isn't connected: if your website isn't on your Google page, guests can't choose it. Set up free booking links through your booking engine or channel manager.
  • No reason to book direct: match the OTA price, or add value only direct guests get: free breakfast, flexible cancellation, a better room.

Frequently asked questions

What is an OTA?

An online travel agent (OTA) is a website that sells hotel rooms on behalf of hotels, usually for a commission on each booking. Booking.com, Expedia, Hotels.com, Agoda and Trip.com are among the largest.

Why is my hotel cheaper on Booking.com than on my own website?

Usually because a discounted rate has reached the OTA: a member or mobile-only rate, an OTA-funded discount, a package rate sold on its own, or a wholesaler reselling a rate it was given for a different purpose. It can also be a simple rate-loading error. Check where the rate came from before deciding how to respond.

How often should I check OTA prices?

At least weekly, for the same set of dates each time, so that changes are measured rather than guessed. Busy periods and events are worth checking more often.

Does Google show the cheapest rate first?

No. Google orders the sites on a hotel's page using its own ranking, and paid Hotel Ads placements can appear above cheaper free listings. The first rate a guest sees is not always the lowest.

Can I track my competitors' OTA prices too?

Yes. Every hotel's Google page is public, so the same checks work for any hotel. Hotelier Visibility tracks the rates on every tracked hotel's page, so you can compare your pricing with your local competitors and see when they undercut you.
